New Home in Vista Cay. July 25, 2004 Dream house?


Is it possible to have a house with at least 1,250 square feet on the main floor as required in the development and still have all the following at a price we can afford?

Less than 1,800 square feet total.
Handicapped accessible.
Bedroom high enough to have a view over house across the street.

Must be termite proof!
Stairs need strong railings with good handgrips, which can support my weight as I move both legs down at the same time. Master bedroom should be on ground floor. Rooms with view must be at front of house. Since house will be back toward the narrow part of the lot house and garage should be no more than 55 feet wide. It should have a bedroom and a bathroom above the garage. It should be able to withstand 160-mph hurricane winds with no damage. Should have tornado shelter (Safe room). There should be no holes in roof, such as vents etc. It should be on a slab with concrete porches. The slab should slope slightly away from house. There should be a deck for view at the upstairs bedroom. Ground level porch should be screened in with 220 for a spa. House should be maintenance free no painting required inside or out. If the house is not on a slab it would require a wheel chair ramp for entry. Doorways should be wide enough for wheel chairs. "36 inches" Master bathroom should be designed for elderly or handicapped, with wheel chair friendly shower stall. Walk-in closets in master bedroom. Should have pantry, instead of large number of cabinets, in kitchen or utility room. House should be between 1,500 and 1,800 square feet. Development rules require at least 1,250 square feet on the main floor. If windows are double pane they should have a good long guarantee. We don't want windows that fog up or get condensation between panes. What storm protection is there for windows? What about a third level above the garage for view?(A small room with windows, widow's walk)

This is the view from our lot in Vista Cay. If we build a house it would need at least 1,250 square feet on the main floor.(Development rules) We want a fairly small house. We would need at least one room high enough to see over the new house you can see in these pictures. We think maybe a bedroom or 2 above a garage with a widows walk above that. I don't know if that is a reasonable thing to do.
